A RESIDENTIAL development will overshadow The Block's backyard, eclipsing city views from the recently renovated sunlit terraces.

A permit has been granted for three three-storey townhouses to be built on the vacant land behind the renovation TV series' Park St property in South Melbourne. The complex will not only block views but the northerly sun shining on the outdoor entertaining areas for the lower-level apartments.

It could reduce their value by tens of thousands of dollars, throwing a spanner in the competition's works.

The Block Sky High follows five couples competing to transform the six-storey drab bizMotel on the corner of Park St and Eastern Rd into a high-end apartment tower in little more than two months.

The teams were each given a level to turn into a three-bedroom apartment, keeping any profit made above a set reserve price when it goes to auction.

The couple with the greatest profit wins.

The Block executive producer Julian Cress admitted the proposed development would obstruct lower-level views, but they were aware of it all along.

Dingle Partners is the real estate agent promoting The Block's first-level apartment, which is expected to fetch more than $1.2 million.

Its online advertisement talks of "the sumptuous alfresco entertaining area set against a city backdrop".

Managing director Anton Wongtrakun said potential buyers had expressed concern about the vacant block. "We've had a few people ask about it. It's not a major issue," he said.

In the opening of Sunday's episode, where 1.174 million viewers watched the contestants' terraces being judged, host Scott Cam emphasised the importance of the outdoor room. "Having a knockout terrace can add tens of thousands of dollars," he said.

Mr Cress reassured fans level one contestants, Alisa and Lysandra, and level two contestants, Matt and Kim, would not be disadvantaged because the winner was decided on the basis of the profit margin above the reserve price, not the highest overall price.

The Block auctions are on July 27.
